Charlotte Condominiums

What actually sells, building by building.

A quarterly record of six Charlotte condominium buildings: every closed sale, what is available, and what was listed and never sold.

Most research on a condominium building stops at its name, its amenities and a photograph of the pool. An owner deciding whether to sell, or a buyer deciding what to offer, needs something narrower: what has traded in this building, at what price per square foot, how long it took, and what came off the market without ever selling.

That last figure is the one no public source carries. A portal will show you what sold. None of them will show you what did not. In our opinion it is the most useful number on any of these pages, because it is the risk an owner takes on the day they list.

How to read these

Each building has its own page and its own quarterly report, built from the same figures so the paper and the screen cannot disagree. Sale prices, failure counts and per-square-foot figures are as of the report date. Availability on a building page is read from Canopy MLS as that page loads, so it stays current between editions.

Own in one of these buildings?

The quarterly report for your building is free, and so is a conversation about what your residence would realistically sell for against what has actually closed in it.
