What brings you to 230 South Tryon?
The current picture
Nine residences sold at 230 South Tryon this past year against five the year before, and every one of them sold inside two months, six within a month. Six listings came off the market over two years without selling, a lower share than Uptown generally, where nearly half fail. Availability here is consistently thin. Of every building examined in this study, this is the tightest.
230 South Tryon sold nine homes in the past year against five the year before, and every one of them sold inside two months. Six listings came off the market over two years without selling, a lower share than Uptown generally. In our opinion this is a building with very little supply rather than very little interest, and what comes to market here does not stay long.

Of the nine homes that sold in the past twelve months, six went under contract within thirty days and none took longer than ninety, with three in between. In our opinion the spread is more useful here than an average, because those groups behave differently.
Over the past two years 6 listings were withdrawn or expired without selling.

How this compares
Fail rate is the share of listings that withdrew or expired rather than selling, measured over two years. It is a completed outcome rather than a snapshot of what happens to be for sale today.
| Measure | 230 South Tryon | Uptown condominiums | All Charlotte condominiums |
|---|---|---|---|
| Fail rate | 30.0% | 45.1% | 34.7% |
| Median days on market | Not published | 58 | 40 |
| Sold against original asking price | 97.8% | 95.7% | 96.1% |
| Share of sales that cut their price | 14.3% | 47.8% | 43.4% |
The two price measures rest on all fourteen closings in this building over twenty-four months, not on the past twelve alone. Days on market is measured over the past twelve months and is not published at building level, because a median on a sample this size would assert a typical sale that the record does not show.

The building
230 South Tryon is a thirteen story condominium building on South Tryon Street, one block south of The Square. It was built in 1971 as an office tower and converted to condominiums in the early 2000s. Because each residence was finished individually by its first owner rather than to a single developer specification, the homes vary more than in most Uptown buildings, in layout, ceiling profile and finish. Every residence has a private terrace. The building keeps a full service profile: concierge, a pool, a fitness center, a billiards room, a club room and a cyber cafe, off a marble lobby.
Thirteen stories. Each residence was finished individually by its first owner, so layouts and ceiling profiles vary between homes on the same floor.
Available now
Nothing is available at 230 South Tryon today. In a building that sells homes regularly, that is a market with no supply rather than a market with no interest.
