What brings you to Rosewood at Providence?
The current picture
Rosewood is an unusual case, and the clearest way to see it is not in price. Over two years, one listing here came off the market without selling. Across SouthPark and Cotswold generally, about a third do. Five homes sold this past year and four of them went under contract within a month, in a building of 134 residences. Little is available here at any one time.
Rosewood turns over slowly. Five homes sold in the past year out of 134 residences, and four of the five went under contract within thirty days. Over two years only one listing came off the market without selling, against about a third across SouthPark and Cotswold. When a home here is priced against what has actually closed, it sells quickly. When it is priced above the building's own record, it sits. In our opinion that, rather than any change in demand, explains most of what sits on the market at any given time.

What sold here
| Residence | Closed | Beds | Sq ft | Asking | Sold for | Per sq ft | Days |

Of the five homes that sold in the past twelve months, four went under contract within thirty days and one took longer than ninety. Nothing landed in between. In our opinion the split is the finding here, because an average of the two would describe neither group.
Over the past two years 1 listing was withdrawn or expired without selling. Individual residences are not identified, because in a building this size that would identify the owner.

How this compares
Fail rate is the share of listings that withdrew or expired rather than selling, measured over two years. It is a completed outcome rather than a snapshot of what happens to be for sale today.
| Measure | Rosewood at Providence | SouthPark and Cotswold | All Charlotte condominiums |
|---|---|---|---|
| Fail rate | 5.9% | 35.3% | 34.8% |
| Median days on market | Not published | 32 | 40 |
| Sold against original asking price | 98.4% | 96.8% | 96.1% |
| Share of sales that cut their price | 35.7% | 40.6% | 43.3% |
The two price measures rest on all fourteen closings in this building over twenty-four months, not on the past twelve alone. Days on market is measured over the past twelve months and is not published at building level, because a median on a sample this size would assert a typical sale that the record does not show.

The building
Rosewood is a condominium community on Providence Road in Cotswold, built in two phases. Tower 1 was completed in 2007 and Towers 2 and 3 followed in 2008. County records list 134 residences across the three eight story towers, in two and three bedroom layouts.
The three towers share a single lobby, which houses a coffee bar and a club room and doubles as the meeting and event space for the community. Every residence has a terrace or balcony with a gas grill connection. Concierge and security staff are on site around the clock, and building access runs on an electronic locking system opened by key fob or mobile app.
The three towers share a single lobby. Residence numbers follow the tower they sit in: the 100s are in Tower 1, the 200s in Tower 2 and the 300s in Tower 3. County records list 45 residences in Tower 1, 45 in Tower 2 and 44 in Tower 3, and split the building roughly evenly between two bedroom and three bedroom homes.
Two deeded parking spaces per residence in a gated underground garage, each able to be upgraded for electric car charging, plus one deeded storage unit in the garage.
Rosewood is pet friendly, with landscaped grounds and lit dog relief areas. The association describes the community as residents and their small pets. Confirm the current limits with management before relying on them.

Common questions
Rosewood was built with 22 original floor plans in two and three bedroom layouts. Nineteen plan drawings are published on this page. Many residences have been altered by their owners since the building opened, so an individual home may differ from the plan it started as.
Only a handful of the 134 residences change hands in a typical year. Every closed sale for the past twelve months is listed in full in the owner view of this page, with the date each one closed and what it sold for.
The association sets the rental policy and that is the kind of rule that changes, so we do not publish a figure we cannot stand behind. FirstService Residential can give you the current position, or ask us and we will find out for your situation.
The association is the authority on what the dues include. We do not publish a dues figure for this building, because dues here track the size of the residence rather than the year, so a single number would mislead more than it helps.
Warrantability is decided by your lender against the association current budget, reserves, insurance and owner occupancy, and it can change from year to year. Any lender quoting a loan here will order a condominium questionnaire. We can walk you through what that review looks at.
