What brings you to Piedmont Row?
The current picture
The median sale price at Piedmont Row fell sixteen percent this year. Price per square foot barely moved. Both of those are true, and the difference between them is, in our opinion, the most important thing in this report.
An owner reading only the median would conclude their home lost sixteen percent of its value this year. The per-square-foot figures say otherwise. What changed was the mix of homes that happened to trade, not what homes are worth. This is, in our opinion, the clearest example in this study of why a median, on its own, can mislead.

Of the nine homes that sold in the past twelve months, six went under contract within thirty days and three took longer than ninety. Nothing landed in between. In our opinion the split is the finding here, because an average of the two would describe neither group.
Over the past two years 12 listings were withdrawn or expired without selling.

How this compares
Fail rate is the share of listings that withdrew or expired rather than selling, measured over two years. It is a completed outcome rather than a snapshot of what happens to be for sale today.
| Measure | Piedmont Row | SouthPark and Cotswold | All Charlotte condominiums |
|---|---|---|---|
| Fail rate | 33.3% | 33.8% | 34.7% |
| Median days on market | Not published | 32 | 40 |
| Sold against original asking price | 96.8% | 96.9% | 96.1% |
| Share of sales that cut their price | 25.0% | 42.2% | 43.4% |
The two price measures rest on all twenty-four closings in this building over twenty-four months, not on the past twelve alone. Days on market is measured over the past twelve months and is not published at building level, because a median on a sample this size would assert a typical sale that the record does not show.

The building
Piedmont Row is a pair of mid rise condominium buildings at the centre of Piedmont Town Center in SouthPark, completed in 2006. The residences sit above street level retail, so the ground floor of the building is a row of restaurants, coffee shops, spa and salon services and a YMCA rather than a lobby forecourt. The shared amenities are concentrated in the West building at 4620: a business and recreation room on the second floor, and a rooftop terrace on the top level carrying the pool, the grills and an outdoor fireplace. The homes themselves run from one bedroom residences through larger two bedroom plans.
Two buildings, 4620 and 4625. The shared amenities are all in the West building at 4620, and access through the building is by fob.
Gated garage parking with assigned spaces, and deeded storage on select residences. The garage and the storage floor are both fob controlled.
Pets are allowed. Listings in the building record both unconditional and conditional answers, so the current restrictions are worth confirming with the association.

Location
Piedmont Row sits inside Piedmont Town Center on Piedmont Row Drive, a short walk from SouthPark Mall and the offices along Fairview and Barclay Downs. Because the retail is underneath the building rather than across a parking lot, a good deal of daily life here is reachable without moving a car. SouthPark is one of Charlotte's principal retail and office districts, and Piedmont Row sits at its centre rather than on its edge.

Common questions
All of the shared amenities are in the West building at 4620: the business and recreation room on the second floor, and the rooftop terrace with the pool, grills and an outdoor fireplace on the top level. Residents of 4625 use them but do not have them in their own building.
2006. Every listing in the building carries that year, with no disagreement between them.
Piedmont Row sits inside Piedmont Town Center, so the street level under the residences carries restaurants, coffee, spa and salon services and a YMCA.
Pets are allowed. Listings record both unconditional and conditional answers, so confirm the current restrictions with the association before relying on either.
As of the listings current on September 3, 2026, several sellers disclosed that the association was carrying out a twenty year exterior maintenance review, that the pool was closed for repairs during that work, and that a special assessment proposed for building and amenity improvements did not pass in August 2026. Those are point in time disclosures. Confirm the current position with the association rather than relying on this page for them.
