Charlotte luxury does not move as one market

The high end of greater Charlotte trades area by area, and treating it as a single number is how sellers misprice and buyers overpay. In the city, the historic core leads, with Myers Park well ahead of the field and Dilworth, Cotswold, and Eastover behind it, while the SouthPark side moves through Foxcroft and Barclay Downs. To the south and east, the Union County band of Waxhaw, Weddington, and Marvin has become significant luxury ground in its own right. North, the Lake Norman towns of Cornelius, Huntersville, Davidson, and Mooresville carry their own high end, much of it in established lake and golf communities. Each one is its own market, with its own inventory, pace, and pricing.
