Buying a luxury home is not buying a median one at a bigger number. Fewer homes are available, many of the best never appear on the public market, and with few recent sales to compare against, judging value takes judgment rather than a formula. None of that is a problem. It is the reason the search has to be deliberate from the first conversation onward.
At this level, much of what is for sale is never advertised, and the best of it moves quietly.
That changes two things. Access, because the home you want may sit inside a private network rather than on a portal, and getting to it depends on who you are working with. And evaluation, because with thin comparable data, what a home is worth is reasoned, not looked up. The work is getting into the full market, then judging it clearly.

At this level, buyers are choosing a way of living as much as a set of rooms. Part of the work is seeing past the finishes to what actually holds value: the setting, the construction, and the things that are genuinely rare versus the ones that are simply expected at this price.

Sellers at this level ask to see only qualified buyers. That means proof of funds for a cash purchase, or a real pre-approval for a jumbo loan, ready before you tour. Being credible on paper is what gets you through the door.
Much of the inventory is off-market or pre-market, shown quietly through the agent network before it ever goes public. Getting to those homes depends on representation that is plugged into that network.
With few comparable sales, pricing a home you want is reasoned from the property itself. We separate what is rare and worth paying for from what is simply expected at this price.
