Rock Hill is the only geography in this part of South Carolina where the housing question is which decade rather than which builder. Much of the stock went up before 1980, a further tranche arrived in the 2000s, and comparatively little has been built since 2010, which is close to the inverse of the towns along the state line. Where values sit is not a verdict on the place. Rock Hill was already built when the towns along the state line were farmland, and a city with sixty year old neighborhoods prices differently than one delivering new product.

What buyers comparing Rock Hill to the panhandle should understand is the shape of the market underneath the median. Detached single family is the largest share of housing units here but far from all of it, and a meaningful portion of units sit in buildings of five or more. Owners and renters are close to evenly split. That mix is normal for a city with a university and a genuine downtown, and it means the citywide figure you read is describing a much broader set of product than what you are shopping. Two other things are worth budgeting for. Older stock carries systems at replacement age, and inspection findings on a 1965 house are a negotiation rather than a surprise. And a home inside the city’s Historic Overlay District cannot have its exterior altered without a Certificate of Appropriateness from the Board of Historic Review, which is a question to ask before you write an offer, not after.

What happened to the Carolina Panthers project in Rock Hill?

The $800 million headquarters project was halted in March 2022, the developer terminated its agreements with the city that April, and the entity later filed for bankruptcy and settled with York County and the city. South Carolina's Attorney General closed a two year investigation in September 2024 finding no criminal charges warranted. The city now owns the 209 acre site, has rebranded it Palmetto Research Park, and approved a Novant Health medical campus there in June 2026.
