Main Street still runs a few blocks of nineteenth century brick around Confederate Park and the history museum, and the Downtown Historic District has been on the National Register since 1992. Almost everything else went up after the Springs textile era ended. Anne Springs Close Greenway sits at the north edge, 2,100 acres with forty miles of trails, and it is where a lot of weekends start, though it is worth knowing it is privately owned by a nonprofit, gated and admission based rather than a public park. Baxter Village was laid out so people could walk to the shops and restaurants at its own town center, and Kingsley is the newer version of the same idea with offices and apartments over retail. Outside those pockets the town is car dependent and organised around SC 160 and I-77.
The trade a buyer makes here is paying for a school district, a tax structure and a commute position rather than for scarcity, and the town keeps delivering new supply. Most of the housing stock has gone up in the last fifteen years, which means a resale is often competing against the same floor plan still being built a few miles away with incentives attached, and the honest advantage of an existing house is the finished yard, the mature planting and a closing date that does not move. Two things catch people out. A Fort Mill mailing address is not the same thing as the Town of Fort Mill or as the Fort Mill School District, and those three boundaries do not line up. And attached housing is a real part of this market, where South Carolina creates condominiums by recorded master deed under the Horizontal Property Act, so the legal form drives financing and has to be verified on the specific property rather than assumed from what the building looks like.
