Lancaster is not a Charlotte suburb and the page should say so before anything else. Uptown is 41 road miles and about an hour away in free flowing traffic, and the drive there passes through the Indian Land panhandle, which is where the region’s commuter growth actually went. Rock Hill is closer than Charlotte. Columbia is only about twenty minutes further than Charlotte. What Lancaster has instead is a full set of its own institutions: a 211 bed hospital, a University of South Carolina campus, the county government, and a downtown with a National Register historic district and two Robert Mills buildings from the 1820s.

That independence shows up in the housing. Most of the stock was built before 1980 and very little of it has gone up since 2010. Owner occupied and rented units run close to even, and a meaningful share of the city’s housing sits in buildings of five or more units rather than in detached houses. For a buyer that means older stock where condition and financeability are the central questions rather than an afterthought, so the inspection and the appraisal are where deals here are won or lost.
