Indian Land is unincorporated, and that is the first thing a buyer should understand rather than the last. There is no town government, no mayor, no town council and no municipal police department. Land use, zoning and development approval run through Lancaster County Council and its planning department under the county’s Unified Development Ordinance. Law enforcement is the Lancaster County Sheriff’s Office, which operates a substation on Sandal Brook Road. Fire protection comes from the Indian Land Consolidated Fire Protection District, created by county ordinance in 2023. Water and sewer come from the Lancaster County Water and Sewer District, which built a dedicated treatment facility for the community in 2001. Residents voted against incorporation in March 2018 by 9,086 to 1,853. None of that is a problem, but all of it is different from buying inside a town, and it changes who you call.
The housing follows the same logic. Almost all of the stock was built in 2000 or later, a great deal of it since 2010, and owner occupancy is high. Single unit attached housing is a meaningful part of the mix, which reflects the townhome product being delivered along US 521. Two things deserve attention before you write an offer. A 29707 ZIP code does not tell you which county or which school district you are in, since federal school data for a 29707 radius returns both Lancaster County schools and Fort Mill schools in York County, and Lancaster County School District publishes no online attendance zone lookup at all. And the county’s school impact fee applies to the Indian Land service area specifically, which is worth understanding on a new build.

Sellers of townhomes face a narrower financing picture than detached sellers, since a project recorded under the Horizontal Property Act is treated as a condominium by lenders, and attached product is a meaningful share of the market here.
Almost all of the homes here postdate 2000, so your buyer is choosing between your house and a builder's model down the road who can buy down their rate. The resale advantage is everything a builder cannot put in the contract: the finished yard, the fence, the blinds, and a closing date that does not move.

Lancaster County School District, through Indian Land Elementary, Harrisburg Elementary, Indian Land Intermediate for fifth and sixth grade, Indian Land Middle for seventh and eighth, and Indian Land High. Harrisburg Global Academy is a public charter school admitting by application. The district publishes no online zone lookup, so assignment has to be confirmed with the district. A 29707 address may sit in York County and the Fort Mill district instead.

MUSC Health is building the Indian Land Medical Center on an 84 acre site at 9280 Charlotte Highway, a $300 million project with a medical pavilion scheduled to open in 2027 and a 51 bed hospital in 2028. Piedmont Medical Center opened a freestanding emergency department on US 521 in 2026, which is an emergency department rather than a hospital. Today the nearest general acute care hospital is Novant Health Ballantyne Medical Center, across the state line in North Carolina, and the nearest in South Carolina is Piedmont Medical Center Fort Mill.
No, and it is worth being direct about that. There is no historic core, no main street and no town square, and the area grew as a corridor rather than around a centre. Retail, dining and services concentrate in centres along US 521, including RedStone, The Exchange and CrossRidge. It is a car dependent place and a buyer who wants to walk to dinner should know that before they tour.
Uptown is about twenty one miles north, roughly thirty three minutes in free flowing traffic and longer in peak. Ballantyne and the south Charlotte office corridor are much closer at about five miles, under ten minutes free flowing. US 521 is the corridor and it carried close to 39,700 vehicles a day at the state line in SCDOT's published count for that segment. There is no fixed route transit; the county operates a weekday demand response service.
