Kannapolis was Cannon Mills, one of the world’s largest makers of household textiles, until the Pillowtex complex closed in 2003 and took thousands of regional jobs with it. What happened to that land is the reason to look at the city now. The North Carolina Research Campus occupies 350 acres of it, bringing together eight universities, the David H. Murdock Research Institute and the North Carolina Food Innovation Lab. The ballpark went in next door.

The downtown that resulted is unusually compact for the region. Atrium Health Ballpark opens directly onto West Avenue instead of sitting behind a ring of parking, so a Cannon Ballers game runs into dinner and a drink without anyone moving a car. The Gem Theatre still shows films from a single screen, the restored Swanee Theatre books concerts, and Old Armor Beer Company and Tipsy Hare Ciderworks sit side by side above Kingpin Underground, where the bowling is duckpin. A social district lets you carry a drink between them. The Amtrak station is on Main Street, with Piedmont service to Charlotte and Raleigh, which almost no Charlotte suburb can say. Dale Earnhardt was from here, and the tribute plaza reads as local history rather than tourism.

The complication is that Kannapolis is genuinely hard to shop as one market. The city spans two counties, roughly a third of the housing predates 1960 while better than a fifth was built since 2010, and a citywide median describes almost nothing. A brick ranch in Forest Park, a townhome at Pennant Square and a custom home on the golf course at Irish Creek are three different purchases. School assignment does not follow the mailing address either. Buyers relocating into the metro should fix the era and the attendance zone before comparing prices at all, and those treating this as a move-up purchase usually weigh it against Concord for a larger downtown and more inventory.
