The city boundary also carries six unincorporated enclaves inside it, so two houses a street apart can sit in different jurisdictions. Housing runs from 1970 forward and effectively no further back. There are 575 units from the 1970s, 17 from the 1960s, and zero recorded in the 1950s, 1940s or earlier, because the town did not exist before the Ervin Company began building on 1,600 acres bought from Duke Power. Owner occupancy is high and vacancy is minimal, so very little comes to market at any given moment.
If you are paying a waterfront premium, the single most useful thing to understand is that Duke Energy, not the seller, decides what you can do with the shoreline. Lake Wylie is one of eleven lakes in Duke’s federally licensed Catawba-Wateree system, and Duke’s own guidance says that owning property adjoining the lake does not by itself confer the right to build, remove or place anything inside the project boundary, which on the Catawba lakes generally runs to the full pond elevation. Building or rebuilding a pier requires prior written approval, and so does clearing vegetation or stabilising the bank. Eligibility is parcel specific and Duke determines it. Get the shoreline classification and the permit status for the exact parcel from Duke Energy Lake Services before you price the water into your offer, and confirm that any existing pier sits under a current valid permit. The other thing worth budgeting for is time rather than money. The peninsula routes almost every trip inland before it turns back, so map distance understates drive time in a way that shows up daily.

Charlotte Douglas is sixteen miles away and takes about as long as Uptown, and Fort Mill is seven miles away and takes seventeen minutes, because almost every trip runs inland to Gold Hill Road or SC 160 before turning back.
