Narrowing by subdivision matters more here than narrowing by town.
Birkdale Village is the center of gravity and the reason many buyers look here first. It is a strollable block of shops and restaurants with a plaza that runs outdoor concerts and movie nights, and the McDowell Creek Greenway ties it to Robbins Park so some of those trips can be made without a car. But Huntersville is large, and much of it is a twenty minute drive from Birkdale. Proximity to it, to I-77, and to the greenway network are three separate variables that do not move together. Buyers who assume a Huntersville address means walking distance to Birkdale are usually recalibrating after the first showing.
The other half of the town is the part people miss. That side feels considerably further from the I-77 corridor than the map suggests.
